Listing

A listing is the public facing version of a unit when it becomes available. It includes photos, prices, descriptions, rules and moves in detail. Listings attract applicants and sit at the beginning of your leasing workflow. When a unit is leased, the listing is marked as filled or paused so applicants no longer submit inquiries.

Application

An application is a submission from someone who wants to rent a unit in your portfolio. Applications contain personal information, answers to custom questions, references and supporting documents. Platuni organizes applications by property and unit, helping your team review them, compare candidates, request screening information and move the applicant to approval or declination.

Work order

A work order is an actionable maintenance task created by your team. It often starts as a resident maintenance request. Once converted, the work order includes a description of the issue, assigned staff or vendors, time spent, materials used and the status from start to completion. Work orders help managers track accountability, cost and resolution timelines.

Charge

A charge is a financial amount assigned to a resident. Charges may be recurring, such as rent or parking, or one time, such as late fees, repairs or deposits. Platuni uses charges to calculate balances and track all financial activity. Every charge stays linked to a resident and unit for clear accounting.

Credit history

Credit history is the record of payments, credits, adjustments and financial behavior connected to a resident. Inside Platuni, credit history shows:

• On time payments

• Missed or late payments

• Applied credits or concessions

• Outstanding balances

• Partial payments

This history helps teams understand financial reliability and supports transparent communication with residents.

Maintenance request

A maintenance request is a report submitted by a resident when something needs repair, inspection or attention in their unit or building. Requests may include photos, descriptions and urgency levels. Platuni organizes all requests in a structured system where managers can review them, convert them into work orders, assign tasks and update residents on progress.

Roommate group

A roommate group is a set of residents who share the same unit or suite. Platuni groups these residents together for coordination of leases, payments and communication. In student housing, roommate groups may also be formed through matching based on values, lifestyle preferences and schedules. Grouping residents helps your team manage shared charges, renewals, conflicts and room changes more easily.
